Ask a Broker: Is 7% really the “Standard” Commission in Texas for Selling a House?

The concept of a “Standard Commission” rate is a total misnomer, and reflects a common misunderstanding amongst consumers and Sellers when it comes to selling a home.

Short Answer:  Hell No!  Plain and Simple, ALL Commissions are Negotiable.  

Here’s a real life example:

I was sourcing for some great local agents to provide a competitive commission structure for two new Sellers in Texas.  This is an actual response from a local Broker:

“Normally we charge 7%.  Any reason they want a discount agent?  We offer a lot of value.”

We offer a lot of value?  Really?

So what is a Seller to do?  Do Sellers have alternatives?  Yes, of course.

Take, for example, a quick look at Realtor.com.  If you search for Agents in say, the 77493 zip code, you will see you have 383 choices of Agents.

Search for an Agent in say, 75013, you will have a choice of 1,461 Agents.
